The scarce asset may not be the battery. It may be the existing connection.

A low-utilisation power site can already contain the hardest parts of a BESS project: a substation, line, permits, metering and tested injection rights. Brownfield value comes from avoiding development work — but only after the inherited constraints are understood.

The value is in avoiding repetition

An underused thermal plant, renewable asset, mine power station or industrial connection may already have a connection agreement, transformer and switchyard, protection and metering, industrial land use, roads, fire infrastructure, control facilities and an operating relationship with the system operator.

A BESS that can reuse these assets may avoid long-lead equipment and parts of the approval pathway. But existing infrastructure is not free. Diligence must establish ownership, remaining life, capacity, fault levels, protection coordination, auxiliary load, upgrade responsibility and whether the rights can be modified.

Brownfield advantage is the value of development work and time genuinely avoided, less the cost and restriction inherited from the existing asset.

A shared connection can also remove revenue

The battery generally inherits the POI limit. If the existing generator already occupies capacity or provides reliability value, the battery may not obtain an incremental capacity payment. Its economics may become more dependent on energy arbitrage and operating coordination.

Charging is a separate question. A generating connection does not always provide unrestricted import capacity. If battery charging is considered a material change or requires new demand capacity, the apparent queue shortcut may return to a longer study pathway.

A brownfield review must answer two questions together:

  1. Which development costs and years are genuinely avoided?
  2. Which independent rights, dispatch options and revenues are surrendered to use the existing connection?

The Australian opportunity set

A practical opportunity map could screen low-utilisation gas or diesel plants, retiring coal nodes, curtailed renewables with established infrastructure, mine-site power stations and large industrial connections. The screen should include bidirectional capacity, system strength, GPS modification, land and fire space, ownership and legacy contract restrictions.

For mines, the most realistic arrangement may retain engines for long-duration shortfalls and final reliability while the battery supplies fast response, peaks and short cycling. This reduces inefficient starts without pretending the battery replaces every firming role.

Pre-DD implication: F2 maps reusable physical infrastructure and land constraints. F3 defines the shared POI, import/export, control and reliability boundary. F4 values avoided time and CAPEX against constrained revenue and upgrade obligations.
